Situated along Kingston Road in Scarborough, this academic design project explores the creation of a contemporary strip mall that balances commercial activity with architectural clarity. Developed as part of the Architectural Technology program at Centennial College, the proposal focuses on designing a functional commercial complex that accommodates retail spaces and restaurants while responding to the urban character of the surrounding neighborhood.

The design organizes the program into a 12-unit commercial development distributed across a site of approximately 12,600 square meters. Large windows along the southern façade maximize daylight and enhance the visibility of commercial interiors, while the northern side accommodates flexible retail spaces with a generous window-to-wall ratio. Vertical louvers are introduced along circulation corridors to reduce glare while simultaneously creating a rhythmic façade expression that visually increases the building’s perceived height.

Architecturally, the building combines contemporary materials and clear geometric forms to establish a welcoming commercial environment. Wood cladding, glass storefronts, and dark metal panels create a balanced material palette that reflects both modern retail architecture and the surrounding suburban context. Wide overhangs and recessed entrances provide sheltered pedestrian access while emphasizing the horizontal character typical of strip mall developments.

The project integrates both architectural design and visualization workflows. Building modeling and technical drawings were developed in Revit, including floor plans and elevations that define the spatial organization and structural layout. The digital model was then transferred to 3DS Max, where lighting, materials, and environmental context were refined to produce realistic architectural renderings that communicate the project’s scale, atmosphere, and commercial identity.
